Q. My family and I are in a predicament. We are currently subletting an apartment in an Upper West Side co-op. Before moving in, we signed a one-year lease with the shareholder and the application was approved by the board. At the end of the first year we were approved for a second year.

You should review your lease and pay particular attention to Section 13 – Services and Facilities and Section 21 – Property Loss, Damage, or Inconvenience.

Q. I live in a brownstone in Carroll Gardens. My neighbors next door, who also own their single family townhome, keep five large dogs. The dogs have regular access to the rear garden through a doggie door. It’s not uncommon to hear them racing back and forth, barking, howling, and otherwise causing a major disturbance.

Q. About a month ago, I applied to rent an apartment in a co-op building. The landlord and I agreed that I could move-in by the first of the month, but the co-op board apparently hasn’t approved my application and hasn’t even offered me a board interview yet.
