Housing lottery launches for 98 rent-stabilized apartments in Highbridge

  • Households that earn $33,498 to $181,740 are eligible to apply. Rents start at $914 for a one bedroom

Housing lottery applications are open for 98 rent-stabilized apartments at a new development in the Highbridge neighborhood of the Bronx. Households that earn $33,498 to $181,740 are eligible to apply, depending on the number of people you live with. Rents start at $914 for a one-bedroom.

The building at 1351 Plaza Dr. has a shared laundry room, package lockers, and storage space, though additional fees may apply. It’s located near the 170th Street station serving the 4 train.

Located about a mile from the Harlem River, the 14-story building holds 247 apartments total. It replaced a parking lot near the intersection of Plaza Drive and Jerome Avenue.

The apartments are set aside for New Yorkers earning from 40 to 130 percent of the area median income (AMI)—a metric that depends on how many people you live with. Currently the AMI for New York City is $124,300 for a two-person household. The apartments available include studios as well as one-, two-, and three-bedroom apartments.

The vast majority of the apartments—92 one-bedroom units—are reserved for households earning from $124,800 to $181,740, the highest income band at 130 percent of the AMI. The rent for these apartments is $3,640. 

The developers have set aside 20 percent of the rent-stabilized apartments for applicants who already live in the area. Future lotteries will use a lower ratio as a result of a lawsuit settlement, which claimed the practice of community preference perpetuates segregation and violates the Fair Housing Act. Another 5 percent of the apartments will be preferentially given to NYC employees. A small percentage of the apartments are also set aside for residents with mobility, vision, and hearing needs.

Applications must be submitted online or postmarked no later than March 31st.
